Kirkwood neighbors unite to oppose zoning change

KIRKWOOD, Mo. (KMOV.com) -

Neighbors in the Sugar Creek Valley neighborhood of Kirkwood are rallying support to oppose a zoning change.

The trustee of the trust that owns the property in the 1800 block of Bach Avenue is asking the city to rezone the property to allow the future potential to divide it into two lots to allow another house to be built on the property.

"Not one person is in favor of this rezoning," said Michael Carmody.

Homes along nearby West Adams Avenue and South Ballas Rd are required to be one 1-acre lots. Opponents worry approval of this rezoning request will open the door to developers who might try to buy up homes, split the property and build new homes. They say the Sugar Creek area is known for it's large wooded lots.

"Then the door's already open and it would allow for multiple homes to go up on that property and would put us in a position to lose what makes Sugar Creek, Sugar Creek,"said Angie Stevens.

Opponents have distributed yard signs that say, 'Save Sugar Creek' and launched a website with a petition to try to stop the zoning change.

Another big issue is the fact that a heavy rain can cause the water in Sugar Creek to spill over its banks and across West Adams Avenue. Homeowners worry new development and more densely packed houses could make the flooding problem worse.

Evan Sotirious said, "You know maybe you get more flooding, maybe the road closes more often, maybe you have more accidents up here because of the water on the roadway."

The zoning issue was scheduled to go before the Kirkwood planning and zoning commission at 7 p.m. on Wednesday.
