ST. LOUIS, Mo. (KMOV.com) -

A Dallas-based developer says it is in talks with Trump Hotels to open a hotel and apartment building in downtown St. Louis.

The plan would call for the renovation of the Jefferson Arms Building, which is located on Tucker. The building was constructed in 1904.

Alterra International told News 4 it is deep negotiations with Trump Hotels to turn the building into a space with 250 hotel rooms, 250 residences, along with retail and restaurants. Alterra currently has the Jefferson Arms under contract, and hopes to purchase it by the end of the summer.

A spokesman for Alterra says it is currently lining up Chinese investors to invest in the project, which would also rely on tax credits. The project is expected to cost $95 million.

The developer added that the plan for building would include a Feng Shui design. In order to restore positive energy to the empty building, developers would bury crystal pyramids underneath it.

Alterra said it is also talking to Marriott and a hotel operating based in Turkey about being involved in the project.
